And it has happened again.

 

Hi Bill, We love the house.

WE want to make an offer.

WE will offer them 10% below what they are asking.

 

 

 

Now I have counseled these buyers for several weeks.

I have also told them that their Uncle may be thinking he is helping them but he really is not.

 

"The market is slowing down so now is a good time to low ball."

 

I wrote the contract.   There was 4 other offers.

The listing agent is a good friend.

He agreed to send a note saying the status of their offer.

 

Thank You for your offer.  Sorry, but it was the only offer below the sellers asking price so they have declined your offer.

 

My clients were devastated.  The home was perfect and would have offered over list also, but...

 

Buying or selling a home...Make sure the advice you listen to knows is coming from a real professional!

A hard learned lesson for sure.  I wonder if they will continue to listen to their Uncle now, or listen to you, the professional?

Some buyers need to lose two or three homes before they realize what it will take. Sellers are still getting strong prices.
