Month of November 2018 –  There were 30 unit sales which is down 6.3% compared to last year’s 32 sales. At first glance selling price for both Average and Median were up 10.4%, suggesting healthy market conditions. Upon a closer look, the selling prices on a per square foot basis were down 1.0% on Average and .5% for Median, telling a more realistic story. Perhaps the most dramatic change is seen in the Average Days On Market (ADOM) which jumped to 74 days, a 57% increase in the length of time properties that sold, stayed on the market.  Looking ahead to December 2018, there are 53 re-sale homes currently contingent or under contract/pending compared to last year’s 32. Sales in December 2018 has a very good chance to meet or exceed last year’s unit volume.

 

November Year to Date – This is the seventh consecutive month where the unit volume in 2018 failed to reach the unit volume of the same time in prior year. This contrasts with the first four months of 2018 where the unit volume sold each month, exceeded the prior year’s results. Overall volume of 383 sales is 3.3% behind last year’s mark of 396. Average Sale Price is up 1.4% over prior year at $302.7K and Median Sale Price is up 7.52% finishing at $285K. On a price per square foot basis, Average & Median Sale Price are up just 1.1% & .9% respectively.
