Should You Do Work To Your Home Prior To Selling In Danbury,CT?

I hate to have home sellers invest more in their house that what is needed for the market. I would highly recommend home sellers meet with their chosen real estate professional prior to investing to sell or remodeling for their own use. I'd much rather invest my own hour or two with the clients rather than have them make a possible large mistake by over improving their home for the neighborhood or not going enough to in to order get a favorable price for their home.It's my job to ensure by clients homes are set for the 'retail market'. 

If you know something is broken in your home, fix it. Home buyers going to going before a building inspection. It is easier and less stress to get anything addressed prior to the time the buyer's sent out their inspector. On the CT property disclosure forms that you will fill out, there are a lot of questions including if you know the age of some of the mechanical systems. If something at the end of it's life, most home buyers would rather pay a little more in their mortgage rather than come up with the cash within a year or two to purchase a new furnace, central air conditioning compressor or roof. If you have concerns over those items when you are thinking of selling, we can definitely talk about what we think the best options would be given your financial situation. If you do any large work before selling, keep paperwork of anything and have the work warrantied that is transferable.

A fresh of coat of paint and decluttering a a natural when you are considering a selling. I'd have your furnace & central air serviced if it's been a while or have already paid for it as part of your contract. Lastly, if you know your septic syetem is due for a pumping, hold off on doing that until the home buyer's septic inspection is complete.

Jonathan many homeowners think they will recoup the money they put into there home through a higher selling price.  They are then surprised that many improvement only increase the value of the property by a percentage of what they spent.  Your advice in the beginning of this blog is a must for any seller to do before doing improvements to their property, they need to talk to their Realtor FIRST.
