As a homeowner, it can be a unsettling after seeing many different homes in the area, getting an offer accepted & then getting through the home inspection process. It is common to have to perspective home buyers hire an inspector to guide them through the home from the foundation to the roof. They will not only explain what is right with the house, how things work, what should you budget for to fix down the road and what should be corrected sooner than later. 

In my experience,most sellers should be willing to work with the buyer on major health and saferty issues only.  Items in this category would include electrical, septic repairs, furnace, radon & water-these are things that are not visible to the average buyer when touring that the house. Most sellers typically do not want to hear about small items or things 

If the report number of possible issues, there are few things that we can do. As part of the offer, your purchase is conditional on a satisfactory building inspection. We can go back to the homeowner wanting them address items, adjust the selling price or provide a credit toward closing costs, or you have the option to walk away from the home.  We should definitely get in together in person to go over the report so we can are on the same page as to what I get over to the home owner's agent that goes over your request with the home seller. Sometimes we bring in contractors/tradespeople to further evaluate & get an estimate.Just like how we did with the negotiating the price & terms of the house, we will work on getting positive results so you know you won't be purchasing a home that would require too many repairs for you to take on.
