Literally for a week a Buyer agent has called, texted and emailed she is sending an offer. But nothing ever comes on my new Manchester NH area home listed with me. She has asked me to hold the property for her buyer. Asked to let her know when another offer comes in. However when asked where her offer is, "she is working on it."
This is a prime example why I never tell a seller an offer is coming in. Once one comes in, I quickly reach out to my seller. So as I sit here this morning, 2 offers came in over night. I reached out to my seller who wants me to come over and go over each in person. It is the witching hour for Mrs. Buyer Broker. Will she submit an offer before I meet with the seller? That is the question of the day.
The moral of the story is less talk and more action. A buyer agent should ask if there is other offers but i do not think an agent should ever report an offer is coming in, until they have an offer signed by the buyer. The buyer broker needs to be upfront with the buyer and due what they can to eliminate delays.
There is a difference from agent to agent. That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
