The Seller said he showed the home more than the Listing Agent?

I like to ask the owners of homes that why they think it did not sell. Also why they did not relist with their other agent. I want to know why this home did not sell the first time and let them know what I can do better to get it to sell. Take this Manchester NH area home that expired with a company. The seller came out and said he found more buyers than the listing agent did.


Puzzled I kept asking questions. The seller who is retired is home all day. He invited everyone and anyone in who drove by his home. He gave them the full tour including every reason he is selling and then some. There was no doubt there was several big issues here.


Where on the surface the home was over priced, there was ony 1 picture in MLS and the the old agent never marketed the home. The seller was also his own worst enemy. I toured the home and took lots of notes. I had him show the house to me ike he did a buyer. I wrote down everything.


In the end I went over what his house was worth, what he should fix to make hiw home worth more. What we should ask. How I wodl market it and how ling it may take to sell. Lastly there was no more inviting anyone in the home. I took care of showings and we only show pre qualifed buyers. That he should not be home for showings. He was offended and soon was happy when it become a relief. 


The moral of the story is  there is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

No, not all agents are created equal.  Interestingly enough, when I was a young bride, I was out riding around, saw a house with a For Sale sign on the lawn.  The home had so much curb appeal that I knocked on the door, and the seller let me in and showed me the house.  We called her agent, who acted as a dual agent, and we bought the house.  Everything went smoothly, but, looking back on it, and being an agent now, I realize the potential for so many things to have gone wrong.

Hi Scott,
Yes, sometimes the sellers can hurt their own cause.  Add in a lazy or incompetent agent and the results are... well, there aren't any results except disappointment.

Scott Godzyk  Sellers need to stay out of sight when agents are showing the  house. Having unqualified buyers coming in off the street ..Not so intelligent for many reasons . Actually we could write a post on why . How can an agent get feedback if we do not know who showed the house ?  This  is one reason .

Well the issues were pretty obvious from your description, and sadly not uncommon.Hope it all worked out for you and this seller...who lost a lot of time by working with the wrong agent and getting too involved in ways that did not help his cause.
