Since there's only ONE designated 55+ community in Cincinnati, we can focus on Maineville's 55+ community Heritage at Miami Bluffs to answer your question! Heritage at Miami Bluffs is ALMOST completely built, with Drees Homes down to single digits for patio homes left to build.
There are three distinct types of homes in Heritage at Miami Bluffs:
1. Attached ranch condos that typically sell for under $200,000. They tend to be in the 1000-1200 sq ft range with some a bit larger. Drees finished building the last of these a few years ago.
2. Courtyard homes that are a special version of patio homes. They're longer and closer together and feature a courtyard, thus the name. These homes will typically be around 1600 sq ft and sell in mid to upper $200,000s. Drees finished the last of these homes in late 2017.
3. Patio homes (also known as executive homes, villa homes and club homes). Drees is finishing the last of these and prices range from the mid $300,000s and up for new construction patio homes. Resales price around $250,000 on the low end for a slab based patio home on the smaller side. Prices climb rapidly from there.
All types of homes are in the gated community, have the same access to an outstanding social life (over 30 specialty clubs), the 10,000 square foot clubhouse/community center complete with a full time social director, and a relatively low HOA fee (under $200/month).
Now the completion of the new construction may alter the plans to sell of some of the residents. We worked with a courtyard home owner this year and we'd recommended waiting until the courtyard homes were finished. The plan worked perfectly and the lack of competition enabled our sellers to pocket tens of thousands more than if they'd gone head to head with new construction.
So all that goes to say that there MAY be some sellers waiting to sell as the last of the new construction patio home section completes.And for those desiring social activities, there's an abundance of choices to fit your interests!
What we can factually point to is the selling stats for the last two years.
From December 1, 2016 through November 30, 2018 per Cincinnati MLS:
12 attached ranch condos were sold out of 75 total units so Heritage at Miami Bluffs averaged 8% annual turnover the last two years.
4 courtyard homes were sold out of 40 total units to courtyard homes averaged 5% annual turnover.
And for regular patio homes, 22 out of approximately 200 units (numbers not yet final) sold, so about 5-6% per year.
Obviously, there's very limited opportunity each year: about 6 attached ranch condos, 2 courtyard homes and 11 patio homes per year. Less than 20 total opportunities a year to call Heritage at Miami Bluffs home, and even less when you factor in type of home and budget.
We've been busy repping buyers and sellers in Heritage at Miami Bluffs, in 2018 accounting for 1 sold courtyard home, 3 buyers of resales courtyard homes and 1 new construction patio home.
Obviously based on the lack of opportunities, it's important to have an agent that knows the community AND for you to act quickly when we notify you of a match. Your competition is out there waiting too!
