Sacramento County Listing and Sales Statistics for November 2018

Sacramento County experienced a 21.2% increase in number of homes listed FOR SALE in November 2018 vs. the same month a year ago. 

For the same period there was a -12.6% decrease in homes SOLD.  Pending sales decreased -8%

Interest rates continue to remain reasonably low. More homes are available, making finding a suitable home easier.  It's a GREAT time to buy.

Myrl more inventory but less sales.  Hopefully sales will increase since there are more homes on the market for sale.

The market is slowing, Myrl, are you ready? Because it's not just seasonal stuff we're seeing, it's a transition to a buyer's market. I just put a home on the market in Elk Grove that last spring would have sold for $500K and we had to go in at $450K just to get offers, but offers we got, LOL. It's a totally different market now in Sacramento.

Hi Myrl Jeffcoat - I just read a story from REALTOR.com that showed the 10 markets that were slowing. Most of the markets were on the west coast plus Dallas and one other....senior moment. !!!

Markets can vary across the nation.  But, for the most part, what I am hearing is the trend is toward a buyers market.  More inventory than a year ago, but fewer sales.  

Interestingly, the market in Chico, California, and nearby communities to The "Camp" Fire, which destroyed Paradise is having difficulty meeting demand for homes from folks displaced by the fires.
