Princeville Kauai Real Estate Update for Dec 2 to Dec 8

This week was a tragic one as a 23 year old CA woman was swept out to sea from Queen’s Bath in Princeville. Her body was never recovered.

It was interesting reading some of the comments on FB. Several people said they had been to Queen’s Bath and didn’t have any problems when they went, a few said they thought the warnings were to stay off some property adjacent to the trail and still others said they simply didn’t regard the warnings as valid.

Despite signs saying that people have died at this location, people continue to think that the expression of danger is an “overstatement” of the actual conditions and/or that they will be “more careful.” Unless and until our visitors realized that warnings posted at several areas through the Island are in fact, an accurate estimate of the potential danger, people will continue to die needlessly.

Please, after watching the Coast Guard helicopter circle continuously over our building for the last 3 days as they continued their sweep along the coastline looking for the body, I beg you to strongly consider and adhere to any closed trails, any warnings and indication of danger posted on this Island. No one who has died went forward thinking they would do so, and yet this is the 7th drowning this year.

Queen’s Bath may be on your bucket list but many days during the high winter surf, it is deadly. The gate is locked and warnings posted during these time for a reason. Don’t go around. I hated watching the helicopter and mourn the death of this young woman and pain and agony her loved ones are now experiencing.

Real Estate obviously took a back seat in my thoughts this week, but here is your update – no new condo escrows but there were a couple of new listings and sales.

Purchased in 9/16 for $339K, Alii Kai 9F is listed for $499K. Puu Poa 401, which sold in 11/06 for $2.013M, is on the market for $1.695M.

Sales:

Kaiulani 22 sold for $1.2M cash while listed for $1.289M. The previous sale was for $1,758,070 from the developer in 11/07.

Mauna Kai 6A sold for $405K in 6/17. It closed this week at $460K while listed for $465K.

Price Changes:

Leasehold Cliffs 2310 reduced to $259,900 from $289,900. This is a bank owned property.

Withdrawn:

Price Changes:

Mapuana Place went from $950K to $899,999. Original owners bought this home in 3/92 for $118,200.

3565 Albert is priced at $1.195M after a $100K reduction. The seller bought this home for $995K in 12/07.

5073 Kapiolani Loop reduced by $175K and is now $3.120M. This home was obtained in 1/12 for $1.525M.
