Listing Agent Malpractice "Buyer to Verify." This is not acceptable.
The idea of using a Realtor is so the information about the property can be shared with buyers.
The seller is agreeing to pay the Realtor for providing a service. That service is to advertise the property to the most possible buyers and to attempt to get the best possible price.
Part of the process is for the Realtor to fill out an MLS Data Input Sheet.
There are lots of empty boxes for the Realtor to fill in. Beds and baths, square footage, the type of property, the lot size and dozens of more pieces of information.
It is a great system. The listing agent gathers the information, provides a view of the property and allows the buying public to hone in on the property that meets their needs.
So why do so many listing say "buyer to verify"?
For example, pet restrictions. How hard is it for the listing agent to gather the information? A buyers agent is going to search for that criteria. If it does not come up because a lazy listing agent has not put in the data, their buyer is not going to see the property.
Perhaps the lazy listing agent is expecting the buyers agents to do their work for them. I suggest this is not happening. I suggest that buyers agents don't even look at those listings. And surely the buyer never sees it.
I suggest the MLS's should not even allow the words....buyer to verify to be anywhere on the listing.
As the poor victim of Realtor malpractice a seller does not even know they they are being short changed by a lazy listing agent.
To keep from continuing to vent, I will wind up this rant. Ethical Realtors are not allowed to contact these victims of malpractice to tell them. Contacting the listing agent and training them is not part of the ethical Realtors job. Brokers are ultimately responsible for the activity of their agents. If the broker allow this kind of malpractice, you have to wonder what else they are dropping the ball on.
