So 2 guys walk into the COFFEE SHOP, each selling their Manchester NH area homes on their own. How many of these homes will sell? Did you write your guess down? Well the answer is one. How do I know, well luck for us both they asked to sit at the end of my table where I sat looking up some info on my next home showing.
They noticed I was in real estate right away and started telling me their life story. They were father and his son. They each own a condex, which is 1/2 of a duplex turned into condominiums. The father is moving to Florida for the winters so the son wants to buy a bigger single family home with an inlaw apartment when his father comes back to NH in the summers. They told me about how hard it has been selling their home.
I sat up straight and took lots of notes. I pulled up their tax cards right there. I know their neighborhood well. Would I like to go see the home right here and now. Well YES. We took our coffees to go and headed there. Walking through both sides we sat down to go over how I can help them.
The father and son each had big smiles. They told me how much stress selling their home son their own has caused. I went over value and they lit up like my MAG LIGHT on a dark winter night. Their homes if listed as a Condex were worth about $139,900 each. However as a duplex, meaning if we sold them together, they were worth $300,000 all day. I showed them 3 duplexes that sold recently from 300k to 330k. Selling separate 1 may sell and then we may have to wait for the second.
They LOVED the idea. Could we wait until after Christmas. Sure we can. However I know of a relocation buyer who is already here in NH working while his family is still out of state. He is looking for a duplex so his daughter can live side by side. He did not want old homes, did not want up and down but side by side. The seller said sure get him over. That night the relo buyer met me. I took him through and he fell in love. He Face timed the family as he walked through. In the end WE HAVE A SALE.
So the answer to the question is 1. One home sold out of those 2 fsbo homes.
The moral of the story is that there is a difference from agent to agent. That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
