Ask An Ambassador: Tips From A "Part Timer"
I'm not the world's biggest fan of labels. It's a personal pet peeve. Used improperly, labels instill bias, default to a stereotype, a complete judgement without facts in evidence. It's the easy way out, not much (if any) thinking required. I've seen it time and again.
Take the phrase "part time agents". I've seen enough comments from some Rainers to know their opinions on THOSE agents. They've gotta be substandard, unprofessional, yada, yada, yada.
But maybe it's time to spin that on its head a bit and take a closer look.
First, I personally prefer the term "dual career" if you insist on labeling me.
Perhaps even more than a "full time" agent, I've got time constraints. I wear a multitude of hats: engineer/real estate agent/zookeeper to name a few. My To Do list never goes away, it just changes. Each day is an exercise in setting priorities.
What HAS to be done today?
What can I delay?
What can I outsource?
So in one form or another, I'm going to work, the only question is the proportion of rocks, pebbles and sand going in the jar. Nothing new about this in my life, my family was raised to work.
So where are those tips?
Here you go:
Lead generate in whatever form works for you. Sphere, past clients, paid placement, blogging, whatevs...but today's pipeline will slow to a trickly syrup if you don't. Hammering away at my niches with blog posts keeps my phone ringing.Learn your tools. Look, I'm a lousy carpenter despite having all the tools around my house. I just haven't put in the effort and practice to be proficient. But ask me to find something in my MLS or to analyze my market? Got that down.
Take advantage of time-saving opportunities. I can't count the number of times I've combined a showing trip with a drive through an area community to take pictures for a future blog post.
Get specific. Target your blog posts to the long tails. It's your chance to grab some eyeballs that haven't yet committed to an agent.
Stop stressing about what you can't control. Ask me how much I care about ZTR, or what some brokerage is doing. I'm aware, but they're not going to get too many of my brain cells. I'd rather know out another blog post about my niche.
Be careful where and with whom you spend your time. I'm on Facebook just as much as anyone, but I'm selective about WHERE I spend that time. If you're in continual rant mode, I'm filtering you out. I just don't have time for rabbit hole journeys and IMO that's the output of some of the big FB groups. Same old people having the same old arguments week after week. Yaaaaawwwwnnnn.
Outsource. I just paid some tech guy on Fivver.com $20 to do a task on my Wordpress site. Site now loads in 25% of the time it did before. Could I have gotten there? Eventually, but instead I got a night's sleep and woke up to the improved site.
Find some time to recharge. There are a few off limit times for me. Leave my Sunday mornings alone, that's reserved for church. Don't ask me to show homes during the Army-Navy game. I run on 6 hours of sleep on a typical day, so somewhere in the other 18 hours I best find some time that doesn't involve brain drain.
