Lets play WHOSE TO BLAME?
An interesting tale of WOE to share with you this morning. I know a lot of you do not lke that word blame. But stay with me. The conversation was on who is responsible to make sure that the listing agent received an offer. Lets the set the scene. I listed a Manchester NH area home in a great area and priced to sell. With double digit showings the first 2 days, many offers came in.
An email to all showing agents that offers would be reviewed by the seller at 6pm. All offers were reviewed and the best one based on not just price, but terms was chosen. A few days later a buyer calls and asks if his offer was accepted. Offer... What offer?
Puzzled he hangs up and soon another call from a buyer agent. Why was his offer not accepted? Checking there was no offer from this buyer agent or that buyer. "WELL, he said he sent over in drop box." What is drop box? Oh yea the app that I get fake emails from daily. Why would you send an offer in drop box I asked? He could have simply emailed, he could have used Dot Loop or even dropped it off.
SO here is the test question before I proceed... What did Mrs. Buyer Broker do wrong?
Give up? The answer my friends is the buyer broker should have contacted the listing agent to let them know they sent an offer and ask if they received it. No matter the home, no matter how you send an offer.... you always want to make sure the listing agent receives it. It is beside the point they used an antiquated app to send an offer.
The moral of the story is that "follow up" is a MUST in the real estate business. An agent should make things easier for their client. The agent needs to communicate, check and double check. Not leave things to chance.
There is a difference from agent to agent. That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
