Ready, Set, Sell!

Now that you are ready to sell your home, it's time to get READY!  There’s a multitude of things that need to be done but first you have to realize that selling your home is a new business venture.  This is no longer your home, this is a house for SALE! You need to make it attractive to the potential buyers, you need people to drive by and say, I would buy that house if I was in the market to purchase a home, you need to make a GOOD FIRST IMPRESSION!

HERE ARE SOME TIPS!

  1. This house is an investment that you want to cash in and, maybe, re-invest into another property.  It’s a business transaction. Make it stand out against your competition.
  2. Select a Realtor that has experience in your area, knowledgeable about the current market situation, has a good marketing plan that you are comfortable with.  Your gut says, this is the one for me!
     
  3. Get your paperwork in order, i.e. copy of your survey, if you have one; copy of your current tax bill, a copy of your heating, hydro and water annual costs.
     
  4. De-clutter and de-personalize your house.  Get organized, pack items that you will not be using in the next 3-4 months; organize your closets; remove your personal pictures, degrees, mementos from the walls (patch the holes and paint).  I have a trick so that you don’t have to paint the whole wall. Ask your real estate agent to recommend a home stager or better yet ask her/him if she/he would pay for a consultation.
     
  5. Remove every item that you will NOT be leaving behind.  Like what you ask, well how about that dining room fixture that you just love – just replace with something else – because, if you love it the potential buyers might also.  Another you might consider removing is heavy drapes – let’s let the light in.
     
  6. Repair and replace i.e.  paint what needs to be painted including front door, garage door, mailbox, replace that old rusty mailbox, is the light fixture at the front and back door a little dated – switch it out.  Any leaky faucets, is the caulking tired, is the grouting done? Make your house look like it’s been looked after. Did I forget to mention that you should change your furnace filter and if it hasn’t been done in a while, have the furnace cleaned.
     
  7. Now it’s time to do your cleaning, I mean real deep cleaning.  Don’t have the time? Ask your real estate agent if she/he can recommend a good cleaning company.  It’s worth having it done professionally and then you just need to keep it neat.
     
  8. Don’t forget the curb appeal and back / side yards.
     
  9. Now it’s time for the final staging.  Arrange the furniture making sure everything flows and the space feels big; make sure the windows are clean; open the blinds; in the bathrooms, remove all personal toiletries (keep them in a basket and just put them under the counter when there’s a showing); nice show towels (no prints); a flower arrangement on the dining room table (fresh or silk); ask a friend to walk thru the house with you and give their honest opinion.
     
  10. Now it’s time to call your real estate agent to book the photographer for pictures and video. (Call Irene @ 613-858-1151)
     
  11. Accept all requests for showings; if your real estate agent recommends an Open House, agree to it; maintain the cleanliness of your house, keep your promotional flyers in a convenient spot for potential buyers to take away.  Please leave your house for all showings.
     
  12. When presented with an offer, keep an open mind (remember this is a business transaction) and ask your real estate agent for guidance.  You have 3 options: Accept the offer as presented, reject the offer (not recommended); counter the offer.
