Seven New Year’s Resolutions Home Sellers Should Make.

Many homeowners choose to wait until after the New Year to list their home. This makes life a lot easier if you have young children at home and/or are for saleexpecting houseguests.

 

But once the holidays are over, it’s time to get serious if you have any plans to sell your home. Like a horse at the starting gate, you’ll want to be ready to race out of the gate when that For Sale sign goes up.

 

While you’re busy making New Year’s Resolutions for work or your personal life, here are Seven Resolutions to follow to get your home sold.



1. Resolve to Do What You Need to Do to Sell your Home.

Do you truly want to sell your home? This is not the time to “see what happens” or “I’ll list it to see if it sells.” This wastes your time and the time of potential buyers and agents.

Once you do commit to selling your home, go all the way! If there are items that need to be addressed, don’t waste precious selling time to see if it will sell before you decide to paint or replace the worn carpet.  


2. Resolve to Hire The Best Professionals to Help You With Your Sale.

Do you really want to trust the large investment you have in your home to someone who does not know the area or just got their license? (and by the way, we all have to start somewhere! If the agent is new make sure that they are working for a broker who will guide them or they are on a team that can help support them),|

Find the best local real estate agent you can.  Interview several if you need to. You’ll want someone who knows the market in your area and who knows what to do if little bumps in the road occur.

 

The same is true of other professionals who can assist you...your Home Stager, painter, electrician, plumber...whatever. This is not the time to tackle your first DIY project!

clean repair replace3.Resolve to Make It Clean Enough for a General’s Inspection

Agents will tell you that a major turn-off is a property that is not clean and that includes clean air.

Clean in, under, over, around, on top of and any other area in your home.  Buyers do look! A clean house is a signal to the Buyer that you have taken care of it, and therefore, their assumption is that you have not neglected other areas of the house.

4. Resolve to Get Your House in Order.

All of those deferred maintenance projects will have to be addressed. Things that don’t work… think garbage disposal, light switches, leaky faucets...need to be in working order BEFORE you put your home on the market. |

Today’s buyers are, for the most part, looking for move-in ready homes. They do not want to dedicate all of their free time and funds to work on the house they live in.

5. Resolve to Bring Your Home Into This Century.
Good for you if you are among the few who have continued to maintain their home and kept it up to date. But if you haven’t, consider projects that can help bring your home into this decade!
Update your lighting with pendant lights for example. Replace any builder-basic lights with something that says “today.”

Add new hardware in your kitchen and bathrooms.

 

Just because your 15-year-old refrigerator still works, doesn’t mean your buyers will think “What a deal!” New appliances are a small investment in getting your home sold.

6. Resolve to Help Your Buyers See the Possibilities  your House
Buyers are there for the livability of your space and the possibilities of your property.  Help them see this by removing excess furniture and accessories that would distract or impede this.

Pack up, throw away or donate what you don’t need.
Work with a Home Stager for more ideas on what you can do to enhance what your buyers will see.

7. Resolve to let your showings go as smoothly as possible.
Allow your Buyers to see your space without YOU.  Yes, remove yourself and your pets when your home is being shown.  You are a distraction if you do stay AND you could inadvertently say something that you’ll come to regret.  

Don’t restrict or limit showings to certain days or times.  Buyers are consumers. What would you do if the store you wanted to shop at was always closed or you could only shop during limited hours?



Make these the New Year’s Resolutions you’ll keep.
