Dutchess County NY Attached home sales in November 2018

 

 The Dutchess County NY attached home sales (coops, Condos, and townhouses)  decreased by 25.6 percent, going from 43 last November to 32 this year.  The units sold ranged in price from $47,500 to $435,000. These units were built between 1962 and 2017 with square feet from 560 to 2267.

Compared to last November the average sale price fell 1.9 percent.  Back then, the average price was $ 197,375 and this year $193,537. The median also came in  18.3percent lower, This November it was $152,750 and $187,000 the same time last year.

Days on market this year was 66 compared to 94 last year, this was a decrease of 29.8 percent.

 

Inventory continued  declining trend, at 157 it was 4.8 percent lower than in November 2017 when the inventory was 165

The absorption rate of 4.90 months (the time it would take to work off the present inventory) was an uptick from November 2017 when it was 3.83 months.
