An exciting new community is in the works for Tempe, Arizona!
Tempe MicroEstate Community is scheduled to be built in the Summer of 2019. This unique, first of it's kind "Micro-Estate" community consists of 13 single family homes, a community building with a laundry facility that includes greywater for the community garden, bike racks and covered parking.
The organization behind the project is Newtown Communities. They are a passionate group working to provide affordable homes while educating homeowners using homeownership programs and partnerships. They are a 501 (c) 3 non-profit.
"Our goal here is to balance the pros and cons of traditional tiny-home developments with the current demand we’re seeing from our clients."
The community will be located in Tempe near mass transit/light rail, restaurants, convenient shopping and other amenities. The homes are targeted toward low to moderate income workers who cannot afford to live in Tempe.
Homes will be lofted one bedroom, single family structures with small yards, unlike tiny homes you see being built today. Being zoned single family allows for traditional financing.
The community will earn the US Green Building Council's LEED Certification and the Neighborhood Development certification, making it the first micro-estate community with the LEED ND certification. The certification and features allow for very low energy bills and comfortable homes.
This is the not the first LEED Neighborhood, but is the first Micro-Estate LEED Neighborhood Development.
LEED stands for Leadership in Energy and Environmental Design, a certification provided by the US Green Building Council (USGBC). This prestigious certification is a points based certification and consists of the levels "Certified, Silver, Gold and Platinum." One hundered points can be earned in 6 categories that include:
- Sustainable Sites
- Water Efficiency
- Energy & Atmosphere
- Materials & Resources
- Indoor Environmental Quallity
- Innovation in Design
Based on points earned in the above category, levels of Certified, Silver, Gold and Platinum are awarded. At the last meeting the developer spoke of seeking the Gold level certification.
A group separate from Newtown has been formed with funds from a grant from the Mother Earth Foundation. I'm thrilled to be a part of this group as the only realtor "providing training processes to promote REALTORS®, appraisers, and lenders understanding of the unique benefits of homes built using this energy efficient template developed through this project."
Another aspect of the project includes providing training and receiving assistance from ASU interns. This new endeavor training interns is a new process for me and I'm sure will be a win win for students.
2019 is an exciting year of change and I'm happy to embrace it!
