Today’s View – Dec. 19, 2018 – New Market, Md. 21774 – Detached Homes

This is a market report for existing detached homes in New Market, Md. 21774.  At the time of this report (12/19/2018) not including new construction 30 such homes are on the market FOR SALE, another 29 under contract, and 13 have sold in the last 30 days. The Absorption Rate (Active/30 day sold) is 2.3 which is considered a seller’s market.

Last week only 4 were added to the market, 1 went under some form of contract, and 3 successfully completed the sale process. 

While the minimum lot size is just .07 acres and the maximum lot size is 5.5 acres, the median is .23 acres.

 

Two Bedrooms Home

Currently, there are no two-bedroom existing detached homes on the market for sale in New Market or any under any form of contract.

In the last 30 days, 1 two-bedroom existing detached home under some form of contract in New Market, Md.  This home sold for $230,000 after being on the market for approaching 2 weeks (11 days).

 

Three Bedrooms Home

Currently, there are 9 three-bedroom existing detached homes in New Market on the market for sale. These homes range in price from a low of $285,000 to $610,000, with the median price being $395,000.  The days on market for these homes ranges from approaching a week (4 days) to 5 months (158 days) with the median approaching 1.5 months (40 days).

There are 14 three-bedroom detached homes in New Market that are under some form of contract.   The last known list price of these homes ranged from $249,900 to $425,000 with the median being $340,000.  The days on market for these homes ranges from approaching a week (3 days) to approaching 3 months (89 days) with the median being 1.5 months (48 days). 

In the last 30 days, 5 three-bedroom detached homes in New Market have successfully completed the sales process.  The closing prices of these homes ranged from $282,500 to $412,000, with the median being $335,000.  The days on market for these homes ranged from 2 months (68 day) to 7 months (204 days) with the median being 3 months (94 days).

The closing price of these homes ranged from $365,000 to $625,000, with the median being $405,000.  The days on market for these homes ranged from 1.5 months (49 days) to 4 months (121 days) with the median approaching 3.5 months (101 days).
