How Do You Ask For Business

Just got online to check emails, FB, and the MLS to see what was happening.

Besides the good emails, I needed to answer there were many from other agents wanting to know if I had a buyer for their new listing and something interesting in that they were asking if I had any listings coming up in certain areas as they had buyers. What was equally amusing is that there were postings on FB asking for listings in certain areas. Part of this problem is the coming soon listing that when it does become active on the MLS has already been sold and far too many by the listing agent.

Our area has slowed down substantially and it seems the price decreases far outnumber any new listings. Expired listings also outnumber the new and when doing comparables they are priced out of the market. 

It seems that many agents are getting away from doing business the old-fashioned way and looking for the easy way out trying to get listings. All of the above were not all newer agents and to me, it seems we are stooping to new lows trying to keep the numbers up.

As for myself, it will be sending the letter to an expired, a phone call and if necessary a knock on the door.

The "coming soon" here in our MLS is very discouraged and has many rules and limitations.  They are trying their best to keep "coming soons" from becoming "pocket listings."
