Did you know the week between Christmas Day and New Year's Day has more people downloading real estate apps than any other week?
It sure makes sense if you think about all the electronics that people receive as gifts.
People who are planning on buying during the spring start or continue their research right after Christmas and providing the weather is decent, they are hitting the street after New Years.
We've noticed in and around the Baltimore-Washingon area in the last few years, one of the busiest times is the very early spring. This graph from Zillow shows the times when sellers are getting above asking in different markets. Appraisals can be challenging when this happens, but that's a whole other conversation.
We work in both the Baltimore and Washington suburbs (Crofton is considered Baltimore suburb for financing, but right south of us, Prince Georges and Calvert are Washington) and as you can see from this table, sellers get more multiple offers and are more likely to sell for over-ask between February and May, yet every year, most sellers are waiting until April or May to sell. Smart sellers this year will be getting their homes on themarket right after New Years!
