Overcome Short Sale Obstacles...Use the Right Contact Information!!!

Many of my fellow agents would agree that one of the major obstacles in doing short sales  is simply trying to get the lending instiutuion to acknowledge you!! 

We are all aware that they are bogged down with tons of files.  It is our job and responsibility, if we take on one of these beasts, commonly known as a short sale or pre-foreclosure, to get the information in a timely manner to the appropriate person.  Our clients are working against the clock and they usually have little time left before the 'Big F".... FORECLOSURE Time is of the essence!!!  I would like to help my fellow Realtors, many of whom may be new in the business, new to short sales, or just don't have access to the information needed to slay this beast! 

My one piece advice to many of you who are unfamilaiar with the short sale process... is to ALWAYS submit a complete package.... never piece-meal anything!!!  The lender simply doesn't have the time to follow-up with you and your client to get the appropriate information.  This is your responsibility!!!  The items required in a short sale package is for another day...  

Many of you are trying to get your completed package to Wells Fargo  and it seems as if it is taking forever for them to acknowledge receipt.  Maybe you should try some additional numbers???   

Note:  If you are working with an FHA loan, you must get your client accepted into the Pre-Foreclosure Sale Program and the Homeownership Counseling Progam before they are "pre-approved" for a short sale.  Your client must complete HUD Form 90036 and HUD Form 90038.  The lender will then provide a HUD form 90045 which is an Approval to Participate Form.  This doesn't mean that they will accept the terms of the short sale, that is another matter.

 I also have e-mail addresses, phone numbers, and names of several contacts with many lending instituitions.  For example, Countrywide, Bank of America, Chase, CitiFinancial, CitiMortgage, Greentree/Conseco, GMAC, just to name a few.

My advice is to try to work with REO's instead of Short Sales. But then you will have to contact the REO Asset Managers to get the REO listings. My problem is that I can't seem to find a list of REO Asset Managers emails. Anybody know of where I can find one? If I can't find a list I'll have to collect them myself. Anyone interested in getting this list for free, just send me at least one valid email addresse of a REO Asset Manager that you currently are working with or have recently worked with. Hi Tosh, Very informative blog. Just took a very good course in short sales given by the Distresed Property Institute in Miami. I would highly recommend it to anyone who needs a thorough course. It is a two day course given by Alex and Cady Charfen. Their website is www.1cdpe.com. They have a ton of experience in short sales, and they too went into great detail about how complete the package must be. If I hear of anyone looking for real estatw in your area, I would be happy to refer you.

I am new to AR, so I am still figuring out some of this stuff. How do I add you as an associate and do you typically include commnets when you're adding the associate as it seems to suggest?

Has anyone here received a declined short sale file with "Due to Investor's guidelines" as the reason.

I have submitted a complete Short Sale Package to ASC since last June and I just happened to inquire today about the status on the file only to find out it had been declined 2 days ago. I asked why wasn't I as the listing agent advised of their decision, then I am told that negotiators are not allowed to make outbound calls!! 

First, they gave me the runaround about the faxed short sale package for about a month telling me they were not able to see any faxes in their system after faxing it 4 times and singing the same song "it may take up to 72 hours for the fax to be scanned into their system (is it 72 hours or 72 days).

No communication whatsoever from the assigned negotiator, it seems they're just concerned about their workload and how to empty their portfolios in order to meet their individual score card expectations.

I would like to take this upstairs to their SVP if possible, anyone knows how to do this I would really appreciate it.
