Real Estate Prices Heading Lower for Pre-Owned Residential Property in Battle Ground Washington for November 2018
Heading into the Winter season prices and unit-volume for existing residential real estate is "heading south" in a strong move. Here are the key points for this month :
- The 3-Month Moving Average for Price is $410,744 or +2.1% compared to the previous year, although $30,000 lower than this year's high; with the 12-Month Moving Average now at $408,593 or, +7.58% higher.
- The Inventory level for Resale Homes has dropped again, and is now at 1.9 Months.
- Approximately 32 Pre-owned Homes closed in November, compared to 47 Sold in November 2017; a decrease of 15 homes (-31.9%).
- REO/Bank Owned property sales were 0 units (0% of total); compared to 0 (0%) the same month 2017.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in November 2017.
Battle Ground's average sales price came in at $410,744 this month; which is now a decrease to its lead over Vancouver's price-level, to now approximately $48,444.
Similar to last year's performance, we are again seeing a large swing in both price-momentum in the downward direction; this time with lower unit-volume.
The Trend for the Average Number of Residential Properties Sold is shown in the next chart, with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-lines shown below:

After making a sharp peak this summer, the short term trend has been declining swiftly; with enough momentum to drag the long-term trend lower. Year-to-date we now behind last year by 24 properties (or, -4.6%) - less of difference when compared nation-wide but, still meaningful.

Average sales prices are now displaying stronger seasonal decline as was seen last year; and the long-term trend is being pulled down as well.

New Listings, Pending Sales and Closed Sales are all much lower than the previous months results.
Average New Listing Prices came in lower than the peak from last month; with Closed Sales showing much lower prices.
Finally, Average Days on Market increased by many days; with Median Days on Market falling several days.
