Should I put my home on the market now or wait until spring?

This is by far the question I'm asked most during the fall and winter months.  It's as if people think that those who want to buy or rent a home stop wanting housing when it gets cold outside. For the record, they do not. There is a steady demand all year long.

Let's look at the potential buyers of your home

It's true that a majority of families with school-age children prefer to move during the summer months when school is not in session. However, there are also families with non-school-age children and families with kids in private school where a move will not interfere with school enrollment as well as people without kids who are looking for a home.

We should also consider the industries that are popular in your area. Are people transferred based on the calendar year or another schedule?

Let's look at the numbers.

In some areas, summer is a very competitive time of year, but only for the most up-to-date homes. If your home is not in the most updated condition, there may be another time of year that is better for you to sell. 

Let's look at the timing

If you are moving now and need the money for the sale of your home to purchase your next home, we should look at the numbers in both areas to see when better times to buy and sell overlap. That is something I can help you research. 

Let's look outside

If the beauty of your home is the amazing landscaping, let's take pictures while your yard is at its peak, regardless of when you plan to move. Including the photos in an album in the home or on the listing, may be just what a buyer is seeking. 

Consider the current inventory

Inventory is low in the DMV so demand is higher than supply. This is great if you're selling and relocating. If you are also buying in the area, we should discuss finding your next home first and the best ways to handle the timing of your move.

Consider WHY you are moving

If you are moving for a job, you may not have the option of waiting. If you're moving to be near friends or family, wouldn't you rather be there now, rather than wait? What might waiting cost you?

Hello Dana - people move (and don't move) for all sorts of reasons.  Each and every day.  When the time is "right" for a seller, a properly prepared property, will find a buyer.  Of course, the details matter.  And that's why proper preparation includes a lot.

It sure does. Many people who have lived in their home a long time, need up to 6 months to get their home ready for the market. Especially if they are not working with an agent who can assist them.
