Much Lower Average Real Estate Sales Price for Camas WA in November 2018
Real Estate Sales for Camas WA saw a seasonally expected lower unit-sales volume but, the average sales prices took quite a plunge. Available Inventory continued to slip lower to 2.0 months, while being at 3.0 earlier this summer. Here are this month's highlights:
- The Short-Term Average Price Trend fell about $25,000 this month with the 3-Month Moving Average at -0.46% from the year before; with the 12-Month Moving Average is up 4.87%
- The Inventory level slipped to 2.0 months for Resale Homes.
- Approximately 36 Resale Homes closed in November 2018, compared to 33 Sold in 2017; which is 3 (9.1%) more than in 2017, and only 7 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2017.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2017.
As noted earlier the short-term Average Sales Price dropped significantly, ending the month at approximately $476,324; which is about $2,219 Less than the same measure in 2017. This average price is 35.68% higher than the Clark County average.

With falling sales prices, the sales activity has kept up enough pace to have this measure in higher territory than last year, although not as high as 3 years ago.
The Average for Closed Sales Prices has fallen strongly the last two months, enough so that the Long-Term line is level-to-falling at this point:

With interest rates continuing to rise, and talk of recession on the national scene, we expect to see more softness in prices in the coming months.

Camas Resale Home Sales Inventory & Days on Market - November 2018
The Inventory-by-Month graph shows New Listings, Pending Sales and Closed Sales all coming in lower, which is common for this time of year.
The second graph finds the Closed Sales price coming in much lower, with New Listings ignoring the current falling price-trend. In my opinion new listings cannot ignore the price-trend for much longer.
The final chart shows the Average Days on Market moving higher as we are late-season, with the Median not changing meaningfully.
