Wisconsin is not an attorney state. Our title companies are the guardians for all things title and closing. We are free to choose whichever company we feel best services our clients. There are some local brokeraes that also title insuranceown title companies and often agents are unaware that they have a choice...the file with an offer is given to the branch office admin person generally never to be seen again until the closing statement appears shortly before closing. No part of real estate training or education teaches agents how to read a CD or title comittment.  You are generally not taught that it is anything important...it is a  pile of paper details that most agents just "assume" is correct.

  We remembering questioning a line item on a CD done by a broker owned title company. The woman had worked for the company for decades.  Why was this number on this line?  Her answer was "...Because it was blank, that was the only place it fit."  Oh Yicks !

        If you are a new agent and no one has shown you how to read a CD or understand title work...ask the title company that is used most often by agents you trust, we are sure that they will be happy to explain it to you.

   Our title company of choice for all our title work is 1st Service Title & Closing Services in Greenfield, Wisconsin. The staff of 15 has all the 1st Service Titleanswers...travels near and far or makes arrangements as needed...which can sometimes mean three closings for one transaction...one for each Seller should they be unable to attend together and another for the Buyer.  Pre signing has been at various counties, assisted living facilities of Seller's place of employment...their service is FIRST !

    Periodically...we let the staff know how much we appreciate them with cupcakes or appetizers.  The owners, Jeanette & Larry Liesen sellabrate with us when both social schedules allow with our "Thanks a Million" Parties...we alternate choices of locations...and sometimes enjoy home cooked specialty dinners. 

     Highly recommend is not praise enough for a company we trust with a very important part of our business....we consider them a partner and value that relationship. We all appreciate it can't be all work and no play !

Sally and David in my opinion it is a must to understand the CD.  In many cases this is the first time the Buyer comes to the realization of how much the purchase is costing them and want answers.  The more people who are knowledgeable and can explain the CD the better, and less likely of having a Buyer panic at the end.

Sally, we use title companies too, and it is so nice when you have one that is so helpful, and offer classes to help agents read the commitments.  SO many don't.
