For Central Louisiana, the greatest shift in our lifetime was the most recent. The banking/lending crisis of 2008-2011 certainly touched our local housing market. Even then, local sellers only noticed a small drop in value. Time on the market increased, but homes still found buyers.

What buyers need to focus on is whether they love the house, can comfortably afford the payments, and plan to stay for at least several years.

If you aren't selling, it doesn't matter if the value goes up and down. I say it's like a family heirloom that you would never part with. The value doesn't matter, because it isn't for sale.

Dead right. The time to buy is when you are ready. I always remember someone demonstrating drawing a line down and asking to be told when we thought they had reached the bottom (or top). Before we would have a chance they would have swung in the other direction You are never going to know when the top or bottom of the market has been reached.
