I have been talking with people lately about how right now is the best time to buy a house in the Pasco, Kennewick, and Richland, WA area in years. We have been seeing prices drop, contingencies come back, and interest rates are staying below 5%.
If you are looking to buy and have the best chance for a great deal your best bet would be to look for houses that have been on the market more than 14 days.
Listings in our area, get the most attention from the available buyer pool in the first 7-10 days, and peaks on days 5-7. By the time we get to day 14 on the market the interested buyer pool is starting to dwindle.
Once a house has been on the market for 30 days or more it is basically just waiting for new buyers to enter the market that may be interested in purchasing it.
Typically when a homes have been on the market over 30 days the seller is starting to get a bit fidgety. They may need to move, have another property they are interested in, wanting to reduce their mortgage, or they could be ready to stop cleaing/prepping the home for strangers parading through their home.
If you are a buyer looking for the “deals” you may want to start by looking for homes that have been on the market longer than 30 days.
