Why should I get a Home Inspection

As a home buyer you always want to get a home inspection to determine the condition of the property. Home Inspectors will look at the entire home with a trained eye. A Home Inspector will test everything and look in places you might not even think to look. As a home buyer you want to know what you are getting yourself into. You want to know the good, the bad and the ugly.

When should I get a Home Inspection

A home inspection will be conducted after you are under contract. Many home buyers always ask me why don't we have a home inspection prior to making an offer. Well if we do that, you might be spending money on something you are unable to purchase, if you lost out to an other buyer in a multiple offer situation. So when we make an offer on a home, we always write that offer contingent upon a home inspection. We add a certain time frame, in which we can conduct the home inspection. Any findings will be presented to the seller and asked to fix or to provide compensation. The seller can do the repairs, provide monetary compensation, negotiate to only do some items or they can say they do not want to make any repairs. The buyer always has the last word and can decide if they want to move forward with the purchase based on the home inspection.

How can I get a Home Inspection

When you work with a good Real Estate Agent they normally have excellent home inspectors they can refer. The agent can also handle to scheduling of the home inspection to co-ordinate with all the parties involved. Yes you should attend a home inspection. This is the best time for you to getting to know your new home and the home inspector can answer any questions you might have. Don't be shy, ask questions.

What other Inspections should I get 

Besides making the offer contingent upon a home inspection can also make it contingent upon a Radon inspection. You can find out more about Radon inspection right here.
