The housing market in greater Columbia are of South Carolina offers a plethora of neighborhoods ranging in house size, price, lot size, and style. Each week I will be featuring 1-2 communities and this week the spotlight is on a starter home neighborhood located in Richland County called the "Briarcliffe Estates".
Briarcliffe offers a wide range of single family homes built primarily in the 1980s. Featuring the larger lot sizes that buyers often miss in newer homes, you are afforded a bit more privacy from your neighbors without feeling isolated. The homes are typically 3 bedroom/2 bathroom starter home size. This neighborhood is often described as quiet, relaxed, and comfortable by its residents and has an annual HOA fee of $60 to maintain the entrances.
The primary draw of Briarcliffe Estates is the location. While technically located in Elgin, Briarcliffe a short walk puts you over the line and close to many shopping areas. Accessible from Rhame Road and Bookman Road, Briarcliffe is located within 5 minutes of the Village at Sandhills shopping mall, Clemson Extension trails, and I-20. Additionally, Briarcliffe is surrounded by other established neighborhoods, so you will not have to worry about a development going up next to your house. Zoned for Richland School District Two, the students of Briarcliffe attend Bookman Road Elementary, Summit Parkway Middle, and Ridge View High Schools.
In 2018 Briarcliffe saw 36 homes close with an average sales price of $118,717 and an average days on market of 29 days. These homes ranged from turn key homes ready for first time home owners to former rentals or foreclosures that were ready for an investor or handy buyer to bring them into the 2010s. As a buyer's specialist that often works with first time buyers, this has been a very popular neighborhood to show first time buyers that are looking for a neighborhood less restrictive than their apartments or rentals. While it is not the perfect fit for every buyer, it is worth driving through when touring starter home neighborhoods in Columbia, SC. In fact I have sold a home in Briarcliffe every year that I have been in real estate and look forward to continuing the trend.
