Aloha from Princeville Kauai !
Since 2007, I've had a wonderful time keeping everyone informed with all the Princeville, Kauai Real Estate news. This, however, is my last weekly Princeville Kauai real estate update. Of course, you will still find me posting on my blog, but with changing topics and regularity.
Also, after many years with a International Franchise Brokerage, I've "gone out on my own" and am posting as Elaine Schaefer of Sold on Kauai Realty. As a "boutique brokerage," I hope to attract clients who desire personal one-on-one attention and service, to seek me out when buying or selling on Kauai. My goal is to provide exceptional, personalized real estate services.
Getting back to the business at hand: December closed out a hair shy of the goal from December 2017, with 105 sales as compared to 107. For the year, Island wide sales were up by 1.61%, with 1264 sales for 2018 compared to 1244 for 2017.
For this month of January, the number to meet or exceed is the 89 sales from January 2018. This first week of January brought little in the way of condo activity. By contrast, homes were quite busy. Here is your update:

Expired:
Priced at $1.349M, Hanalei Bay Resort J13 expired after 182 market days. The condo was purchased in 7/96 for $177K.
Price Changes:
Mauna Kai F4 was listed at $578K. It made a miniscule reduction to $575K. It sold for $450K in 9/06. Now on to your Princeville Kauai single family home update:

New Listings:
Purchased in 12/90 for $190K, 4924 Akai Place, which was built in 95, is listed for $1.150M.
Back on the Market:
3654 Keoniana is back on the market after going into escrow on 12/16 while priced at $995K. The seller bought this home for $539K in 10/01.
3875 Kamehameha went into escrow on 10/3 and came back on the market this week. It is listed for $1.290K.
Contingent:
3991 Aloalii is in escrow while listed for $1.589M. It took only 21 days for this home, which sold in 12/06 for $1.150M, to find a buyer.
Sales:
3691 Albert was purchased for $605K cash while priced at $674,900. This one owner home was foreclosed on by the bank on 2/18. Land for the home sold in 10/73 for $18,100.
Under Contract:
Priced at $1.295M, 5145 Iolani moved to under contract and should be closing in a few days. The seller bought this home for $779K in 3/13.
Price Changes:
4114 Nalani Lane is now $1.325M, down from $1.350M. It sold for $1.2M in 3/08. Pukalani Condominium, (3875 Kamehameha) increased from $1.29M to $1.39M. There is no prior sale listed for this home.
