Lou Nanquil, The Best Independent Transaction Coordinator on the West Side of Los Angeles, CA !!!!
I have been a greater Los Angeles Realtor for 22+ years in the local market. When I started out, I did not have a Transaction Coordinator. Keep in mind we did not have as many Disclosures that required signatures and initials from all the Principals, as well as Seller’s and Buyer’s Agents.
As the years went by, I was averaging 10-12 listings, clearly my sales have increased proportionately as well. Then to boot the California Disclosure Documents increased in a transaction as well.
The need for a Transaction Coordinator became a necessity rather than a luxury. Hence over the years I had a couple different ones. They did help a little, and the benefit I reaped out of using their services was, that it assured me at least another set of eyes would look at the file. Hence, I felt better and more confident, that all the documents were signed and included in a transaction, limiting my exposure to liability.
When I made the switch to Prudential California Realty which ultimately transitioned to Berkshire Hathaway, I immediately connected with Lou Nanquil, an Independent Transaction Coordinator who happened to work out of our office. This was about six plus years ago, and I am so glad we connected.
The forms continued to increase in the Real Estate Transactions in California. Gratefully the technology has not only increased but improved as well. As the transactions came, Lou was more than just a set of extra eyes, she was looking out for my interest by being proactive. On many occasions she would give me heads up about a potential legal mine field. She would run LLC & Corporation background checks, without me asking for it. She was making sure I was protected.
There were so many instances that she stepped up to give me heads up, I could write a book, rather than a Shout Out Post about her. In six plus years, most of our communication has been through email, and only a handful of times did we talk on the phone. This was mutually beneficial and efficient for the both of us.
We developed a tradition from the first year on. Bi-annually, we go out to “lunch” and Diane joins us. The reason I put lunch in quotes, because we start out having lunch but end up talking for hours. We hate to end our get together, we both have cats and they will be wondering where we have been for so long😊. She has two Orange Cats and during these few hours her emails pile up more so than mine, since she has many other Realtor Clients outside of me.
Her business style is like mine, which consists of quick and efficient response at all hours of the day and night. Over the years, we had transactions that clearly were challenging. The parties, who were on the other side either the Agent or the Principals were much to be desired. We worked as a team and overcame the obstacles, without either one of us loosing our cool and remained civil to the offending parties. Some of the transactions were very small in price points others were in the multimillion-dollar price points, but we both treated the other side as if they were the only clients.
Now on a side note Lou is a self-confessed wine snob and has a high bar for food as well, hence you can imagine when we go out to lunch we eat and drink well😊!
Over the years this ritual has become a “can hardly wait” type event that all three of us are looking forward to it. Ironically, she is so successful, that now people are begging her to have her as a TC. She in turn does not take everyone on as a client anymore.
Clearly, she is in a good place, when she can pick and choose if she wants to add a new client on. I consider myself lucky, that when I connected with her she was successful and was still taking on new clients.
So, if you happen to work with someone that has her as a TC you can consider yourself lucky, because all the T’s will be crossed, and all the I’s will be dotted. Now with that said if you are going to be on either the buyer’s side or seller’s side depending who I represent, rest assured Lou Nanquil will be my TC and it will be smooth sailing.
