My husband and I started into real estate in 2004, when he retired from the Marine Corps. We helped lots of folks buy, especially to live near the military bases here, such as Camp Pendleton, Miramar, MCRD. When life moved along with military orders to move for military families, or a job or life change for others, many of our clients asked if we could help them manage their home for rent. Early on, we did quite a bit of this without charge. Indeed, ask anyone familiar with real estate and you'll find that finding and placing a tenant in any one rental takes near the amount of time it takes to sell a home, for almost no commission.
Over time, though, we found we enjoy helping people rent out their single family home in Murrieta. It helps the owner, it helps the tenant, and it helps the community. We still help people buy and sell homes, but we added property management at a reasonable fee (far less than most charge, and without the hidden fees that the "just $100" managers tack on as charges once you're in the door) as the feedback from clients has been so positive over these past 12 years since opening the independent brokerage.
We have a system that frequently rents a home priced at market rent with little to no gap between tenants. We have all the tools: a plethora of websites where we already advertise, the list of contractors who will make repairs fast and usually reasonably (without a charge from us for coordinating their services), the online payment portal, etc.
