Home sales were flat and prices rose for the first time in three months in the Anthem real estate market during December. The total number of homes sold was identical to November, but was up 10% versus December 2017. The average sale price in December was up 5% from November and virtually the same as December 2017. The price per square foot increased 1% versus November and was up 7% year over year. The 12 month moving average ($348,647) was also flat versus in November, and is up 7% from last year. The days on market dropped to 68, down 8% versus November and down 4% from December 2017. The burn rate, (or homes under contract versus homes on the market) decreased a bit to 2.91 month’s supply, a pretty balanced market. There are now 130 homes on the market in Anthem, and 68 homes pending/under contract.

Avg. Sale price (Solds): $347,964 (Up 5% from Nov. '18, Same as Dec. '17)
Avg. price per sq. ft. (Solds): $155.94 (Up 1% from Nov. '18, Up 7% from Dec. '17)
Avg. Days on Market (Solds): 68 (Down 8% from Nov. '18, Down 4% from Dec. '17)
Highest Sold: $660,000
Lowest Sold: $179,000
