WILMETTE IL 2018 REAL ESTATE REVIEW
In Wilmette, 2017 and 2018 were almost fairly similar years for real estate statistics. Look at this chart comparing the two years:
Total sales were down only slightly (by ten units,) the median price was down by 2.7%, list price to sell price ratio was exactly the same, and market time was down by 20 days.
One soft spot in the market is the new construction segment which is seeing a much longer market time. Buyers are still very hot on purchasing new homes, but they are willing to wait it out for price reductions.
Market time ran between 80-90 days for properties priced below $2 million. Above that price point, the market time rose to an average of 172 days.
