No not a person who sells Helicopters, but a Home seller who HOVERS over your every move. They want to re-write your MLS description. They want to take their own pictures. They want to be there for every showing. AKA a helicopter seller.
Take a recent Manchester NH area FSBO Home Seller. They may have been used to doing everything themselves. Their home though, did not sell. They were referred to me to assist them. I had sold their neighbors house and a co workers house.
I met the seller. Went through the home. Asked lots of questions. Took lots of notes and took lots of pictures. They agreed to hire me. As with any new listing I put together a terrific marketing plan loaded with pictures. The listing went live and calls started coming in. The seller was not happy though. They wanted to re-write the MLS description. They took all new pictures and wanted them replaced.
The first issue was the write up was long. It was emotional and may scare more buyers than attract any. The pictures were up and down from a cell phone and not horizontal. They were all close ups and not wide view. They did not show the home in a manner a buyer would want to see. After 40 something pictures later, 18 or so texts of wording, it was time for a talk.
The seller was emotional and it was hard, but it was important to go over the correct way to sell a home. That is to use professional pictures which a well trained agent can take. To write a description to attract buyer. To state what makes the home special while including upgrades, renovations and amenities.
As if a FLASHLIGHT went off, the seller started to understand. Seeing the loads of showings they understood the marketing was working, and that perhaps the home did not sell as they invested too much emotion in doing it themselves. They scared buyers from even loking at the home. Those that did they drove away making it all about the seller when selling a home should be all about the buyer falling in love with that home.
The moral of the story is that a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.
