Good morning,  Sally and David - advice matters and good advice is especially important.  A local, well-informed real estate professional is more than valuable.

Sally, so many homeowners think every penny they spend will appear on their settlement statement, and it will not.  Great graphic.

Thank you for the info. Also, very important is to clean the house, declutter, re-carpet and re-paint interior walls if necessary.

Good morning Sally and David - those kitchens and baths as well as curb appeal is what causes the eye to buy as Barbara Todaro would express it.

Good morning, Sally K. & David L. Hanson (Sally).... the most important fact that every homeowner and agent must remember is "the eye buys"....  Grant Schneider has that right....

I like the infographic, Sally. It does make sense to spend some money to make some money. Outdated and bleak looking kitchens and bathrooms really do stall sales.

Sally/David, We met with a couple that another agent told them to add an attic and it will increase the value of their home. They should have spent that money on minor repairs for kitchen and baths because thats' where they really needed it!

Hi Sally K. & David L. Hanson - Great post! As they say, a visual is worth a thousand words. This will help clients with their decisions.  Landscaping and curb appeal is critical. It goes to frame of mind. People make their mind up in the first seconds and minutes entering a home.

I'm actually a bit surprised that they show such a high ROI versus the expense. Maybe it's locational how much comes back to you.

Hi Sally-it's always hard to decide what to do in the way of updating a home. Ideally people will keep their home updated but that's not always the case. We saw a home recently and everything had been updated except the master bathroom. A dealbreaker for many.

Pretty in-line with what is going on here in Charlotte, Sally. LOCAL advice is key and I know how hard you work for your sellers to give them sound advice about prepping their homes for the market.

Having an agent with experience makes all the difference in the world to their bottom line!
