If you are in west or south east part of the US you know there are few creatures you can live without them: "Termites and cockroaches". Home sale inspection requires a Wood Destroying Pests and Organism Inspection. An inspector will check out your home, above and below the property to evaluate the home condition, pinpointing areas of deficiencies. Over the years I have stopped those experts come to your home with a screw driver poke 100s of holes on your wooden home structure showing you have or have no termite or dry rot evidence. I also learned more than 60% of inspectors are over-sized for the structures in the area to do their jobs properly. The crawl space some comes with sub-floor insulation blanket allows only slim little guys to move around inspect. Some inspectors are so heavy that one wrong step on the ceiling will dent or damage the ceiling. Most of us are also frustrated that the inspector claims he can not get inside the attic, garage, or below because of obstructions. If the inspector's body can not get to inspect I will find someone slim and agile to do the job. The great thing about Herbert is he is very punctual. He does not need to be escorted and I often let him know what is expected and gave him the lock key information. If I am there I see a smiling guy puts on an overall clothing ready to get under or crawl above the property. Besides looking for evidence of these ants, he also gave me some idea about plumbing, insulation etc normally covered by property inspectors.  Often he comes out explain me the deficiencies he says: "If you have been in real estate for a long time, you can detect most of them also." No kidding, I walk around the house and detect most creatures and know how to deal with them. He always jokes with me about how his dad would kill termites. I looked it up and learned one can merely use WD40, boric acid, Windex, salt and water all will kill termites merely by wetting their breathing pores. Our joke using soy sauce actually works on termites as well.  Tenting using the Vikane (same gas as they use in the gas chamber for prisoners) can be effective when gas reached any insects and rodents.

 I never met his son Charlie Kim. But when I call into the office, Charlie often picks up the phone: "Hi Sam!". "How do you know it is me?"  You sent others to us. I recognize your voice. "What are you doing these days? Mixing chemicals right now."  There has been newer detection methods. One is acoustic emission transducer that Berkeley seismologists use to detect micro crack sound when termites chew on wood. I have seen Mr. Chew, a biologist termite specialist walks around putting probes around show you where the infestations are on a laptop computer. He charges treatment by location. A few locations reduce the treatment cost appreciably. The industry still has not caught on the technology part. Most is visual. But the experience and knowledge often pin points to the source. I imagine 95% of realtors and home owners do not know where to start looking for evidence. Some solutions like spray, replacement wood are straight forward but tenting a home can be problematic. I will stand there during the removal of the tarp making sure no tiles or roof will be torn apart.

In Silicon Valley one is surprised often that these vendors have other skills and credentials.  A realtor can be a former prosecutor.  A termite inspector here is a licensed contractor. Another one develops the detection system and write code to develop a better tool to map these creatures....
