Single Family Detached Homes


2018 was another active year in the real estate market in the 92010 area of Carlsbad, with some shifts from 2017. In this market report we take a look at single family detached homes sales activity in the Carlsbad 92010 area, and the current housing market as of January 13, 2019.

The 92010 area of Carlsbad includes Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad, the new planned communities of The Preserve and Robertson Ranch, and other areas to the west but east of El Camino Real, with a mix of attached (condos, town homes, twin homes) and detached single family homes.

163 single family detached homes sold in 92010 in 2018, 3% fewer than in 2017. The average sales price was $949,937, an increase of 12% from 2017, and up 29% from 2016 average prices.


Sales prices ranged from $575,000 to $2,500,000 with a median price of $865,000, up 8% over 2017 and 18% from 2016.


Single family detached homes sold quickly in 2018, with an average time on the market of 30 days, versus 28 days for 2017. Homes sold for 99% of asking price on average, with 42% of the properties selling at list price or above. 19% of the home sales were cash transactions.


Homes at Calavera Hills 92010


New construction likely had an influence on average sales prices for detached homes in 92010 due to sales in the Robertson Ranch community. Of the total single family detached homes sold in 2018, 24 (15%) were new builds in this neighborhood, 21 of which sold for over $1 million. Keep in mind not all new construction homes, for sale or sold, may be listed in the MLS.



As of this writing there are only 11 single family detached homes for sale in 92010, ranging in price from $799,900 to $1,820,000, the latter a recently-built home in a gated area of Robertson Ranch. The average list price is $1,108,509. Five of these homes are priced at over $1M, and homes have been on the market for an average of 63 days.



There are 15 homes that are pending, on the market for an average of 37 days, ranging in list price from $579,000 to $1,504,440. 1 is a new home in Robertson Ranch.

Those are amazing two-year gains for home sellers in the Carlsbad area.  Thanks for the detailed market report.  We in WA State like to see what CA is doing because we tend to lag behind your market by about 18 months.
