Neighborhood Spotlight #2: Turtle Creek

The housing market in greater Columbia area of South Carolina offers a plethora of neighborhoods ranging in house size, price, lot size, and style. Each week I will be featuring 1-2 communities and this week the spotlight is on an all brick neighborhood located in Richland County called the "Turtle Creek". 

 

Turtle Creek offers all brick homes of primarily split ranch style floor plans built in the late 1990s and early 2000s.  The typical home in Turtle Creek has homes 3 bedroom/2 bathroom and ranges from approximately 1600 to 2100 square feet. The homes have attached garages and typically a finished room over the garage. The neighborhood has yearly HOA dues of about $130 to cover common area maintenance. 

 

The primary draw of Turtle Creek is the location. Located on the Northeast side of Columbia, a short walk can take you to the Clemson Extension trails and is located close to many shopping options.  Accessible from Rhame Road, Turtle Creek is located within 5 minutes of the Village at Sandhills shopping mall, Clemson Extension trails, and I-20. Additionally, Turtle Creek is surrounded by other established neighborhoods, so you should not have to worry about a development going up next to your house. Zoned for Richland School District Two, the students of Turtle Creek attend Bookman Road Elementary, Summit Parkway Middle, and Ridge View High Schools.

 

 

In 2018 Turtle Creek saw 18 homes close with an average sales price of $158,655 and an average days on market of 41 days. These homes ranged from turn key homes ready for first time home owners to former rentals or foreclosures that were ready for an investor or handy buyer to bring them into the 2010s. As a buyer's specialist that often works with first time buyers, this has been a very popular neighborhood to show first time buyers that are looking for a neighborhood and prefer all brick homes with garages. While it is not the perfect fit for every buyer, it is worth driving through when touring neighborhoods in Columbia, SC to see if it is a good fit for you!
