There is a reason that so many sellers that try to sell on their own end up taking more time, causing more financial stress, and cannot understand why it keeps falling apart. Imagine being brought to tears over a Real Estate sale. Selling Real Estate can be emotional. In this case, there was a Manchester NH area Home listed For Sale by Owner. For 9 months this seller toiled trying to sell his home on his own. He said to not get him wrong, he did sell it over and over, but the sale always fell apart.
I sold his parents home and they told him to call me. I asked to see what he had. I lisenened to his stories. I toured the home. I asked lots of questions. In the end I could see many things that were wrong. There were many red flags. When I asked why he was selling himself, the answer "was to save money."
In reality instead of saving money, selling his home on his own has cost him lost time, a sales price perhaps $40,000 less than it should be. His wife has moved states to her new job as he stays behind. He is broke paying for two homes. He was at a loss what to do.
Well, I had some answers. First his home is under priced. Second his home was not quite ready for buyers to see. Third, the FSBO seller was looking for buyers in all the wrong places.
My plan was this. For him to pack up and move with his wife. There is no reason he is staying behnd. I can get the home on the market and check it regularly for him. I can list it for where it should be. That once he got the rest of things out, I could assist in getting the interior painted and carpets washed. I could have my handyman fix the storm door, repair some screens and tighten his railings. In 48 hours he was packed and the painter was already painting. He stayed the last week with his parents before he headed South to join his wife and kids. He wanted to see the home when ready to sell.
Behind the scenes I reched out to potential buyers to get them ready to see the home. When we went live, I had 4 buyers meet me for back to back showings. I had 2 offers within the first 2 hours. The seller arrived to walk through the home. He looked white as a ghost. He sat on the floor and cried. He was not mad. They were tears of joy. Then I told him I had a full price offer. He cried some more. Face timed his wife and she cried. They would accept the offer.
Lets take a look at the numbers. He wanted $220,000 as a FSBO and wasted 9 months. We listed it for $269,900. The painter, carpet cleaner and handyman cost just under $3000. The seller will net somewhere around $256,000 after a commission. That is 36k more than selling it Fsbo. How is that for saving money by selling by FSBO?
The moral of the story is that when selling a home on your own, the will to save money can basically cost you more than listing with a full service Listing agent.
You simply need to know that a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.
