Why you should have a listing appraisal

Some folks put a lot of trust in your local Realtor as you should. The Realtors would most likely concur the fact that a solid appraisal before the listing of your home makes all see what the value range is. The appraisal is an Opinion of Value from a licensed or certified appraiser. This report would help solidify the asking price. Give the buyer confidence on getting a good buy into equity deal, and price the home according to the "Market value" as opposed to a Lets see what we can get value. Now in my search for a home a few years ago, I went to an open house and noticed the asking price was about 50K over the market area. When I asked the Realtor how they determined that price and that I thought it was to high, Her explanation was , "Somebody will pay". I kept track of the sale of that home and no, They didn't pay. It finally sold over 6 months on the market and at the market range with numerous drops in price. The appraisal would have contributed a quicker more efficient sale. This report will also get the seller to either make some adjustments, repairs or a credit/concession for the repairs quicker than going back and forth over the price and offers. In this market of picky buyers, Get an appraisal for the listing your home. The Realtor is a professional, ready to help you with your transaction or sale. This may speed up the process from seller to buyer to close.

Hi Vincent, great idea and we tried that for awhile here in Akron, Ohio. But it is hard to ask a client to spend $300 for an appraisal in these times when it will get appraised again at the sale. I feel I can list at the proper price with all the tools I have at my disposal. Like I said though, we thought it was a good idea at the time also. Good luck to your business. Must be tough working where you do, hehehehe. We get 30 days of sun in a YEAR!
