I feel this way about closets, basements, and garages.

Yes, Virginia, There Really Is a Garage.

While searching for a house in Houston, I reminded myself of some of the staging posts I’ve written. I have had the “joy” of looking for a house...starting online and then seeing it for real.

One area that always surprises me is the garage. Now in the area of full disclosure, I did not even look at the garages when we were out house hunting. But at least one person (Larry) made sure that it was one of the first areas he looked at.

You see the garage may not be that important to one member of a couple, but you can be sure that at least one person is seriously checking it out, especially the one who doesn't care anything about the room with the stove and refrigerator.

So YES, the garage is very important when selling your house.

WHY?

*Remember, there are no basements in many areas so any extra space the garage offers is a huge plus.

*Buyers need to see that your garage functions as one and not just space for your appliances, large boxes and assorted toys.

*Not every 2 car garage looks like one!

I’ve seen some garages that looked like they could barely hold one car much less two.  Buyers have to be able to see that the garage can easily hold two (or three) cars.

*Buyers will, when they see a garage packed with boxes and “indoor” house items,  wonder if your interior space is lacking any kind of storage.

*You never want to hide a key selling feature of your home.

What you can do…

*Clean...the same staging “key” holds true for your garage as well. Make sure everything is clean. Wash and paint the floors. If there are windows, clean them.

*Edit...Get rid of all of the cleaning and car care products that you tried one time and didn’t work out. If you absolutely have to store some of your moving boxes in the garage, then at least minimize their impact by stacking them neatly in one area.

*Debug...this can almost be a daily chore depending upon where you live. Remove the spider webs and bugs even if this is the garage.

Don’t forget that buyers are buying every part of your house and that includes your garage. Don’t dump everything that you can’t fit in your house in the garage!
