Reduced Number of Homes Sold with Tight Inventory in Battle Ground WA for December 2018
Unit sales hit a brick wall for the last month of the year, while the price decline met resistance at the long-term trend-line - extremely low inventory is partly to blame for this outcome. Here are the highlights to report for this month :
- The 3-Month Moving Average for Price is $418,589 or +2.8% compared to the previous year but , now $22,197 lower than this year's high; with the 12-Month Moving Average now at $414,291 or, +8.33% higher.
- The Inventory level for Resale Homes held at the very low 1.9 Months.
- Approximately 23 Pre-owned Homes closed, compared to 50 Sold in December 2017; a decrease of 27 homes (-54.0%).
- REO/Bank Owned property sales were 0 units (0% of total); compared to 0 (0%) the same month 2017.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in December 2017.
Battle Ground's average sales price of $418,589 this month, is $11,412 higher than last year; and now leads Vancouver's price-level by $55,779.
Like other parts of Clark County, this town is feeling the strong effects of not enough pre-owned housing available for sale relative to the Demand.

For the bulk of the year this area had been "lagging" behind the rest of the County in that unit-sales had only declined about half as much however, the massive decline this month has this area catching up - finishing the year 48 units, or -8.5% lower than last year.

Although Average Sales Prices are off their short-term peak, their seasonal fall met strong resistance as it neared the long-term trend-line. With the chronic low-inventory levels, it is expected prices will remain firm in the near term.

New Listings and Closed Sales dropped quite a bit this month, while Pending Sale only declined slightly.
Surprisingly, Average New Listing Prices came in at one of the lowest levels for the year; while Closed Sales prices were measurably higher than last month.
Lastly, Average Days on Market again rose by many days; while the measure of Median Days on Market again fell by several days.
