Spring Market Woodbridge Virginia 2019 As a listing agent for our team, it feels like "Spring Market 2019 Came Early in the Woodbridge Virginia area".

As we headed into the new year,I had an in-cling that this year was going to start off fast. In the last quarter I had three townhouses in Lake Ridge Virginia that all went under contract fairly quickly. All of those were in the Ridgeleigh Section of Lake Ridge near the Occoquan Reservoir. Fall, winter and spring is when you get the seasonal views of the water! Let's just say the pace was brisk, each of those homes sold in less thirty days.

My twin sister Patty Blackwelder works exclusively helping buyers buy homes. She has a list of clients waiting for the right home to come on the market.

 

Patty says "It's a waiting game for many home-buyers who are looking for home priced between $300,000 and $500,000 in the Woodbridge, Lake Ridge and Dumfries Virginia area." Builders are quoting late spring deliveries and soon summer. Homes sell quick and that leaves home sellers not know what to do.

 

So take a look at what my schedule has been the first two weeks of the new year:

  •  I have had eight listing appointments in first ten days of 2019
  • Three phone consults with absentee homeowners thinking of selling in 2019
  • Three New Listings added to Multiple Listing Service.
  • Two in Potomac Shores Dumfries Virginia and one in River Oaks in Woodbridge Virginia.
  • I added two more Coming Soon Listings for homes in Lake Terrapin and Beau Ridge Estates that will be on the market by the end of the month.
  • Last Saturday evening my phone rang off the hook until 10 pm with agents calling to find out when they can show our listings. Even the coming soon listings.

We are blessed that we have systems in place to get sellers homes listed and marketed quickly.

Why is this year different than most? The entire Northern Virginia area resale inventory is low especially in the lower price ranges. Northern Virginia agents are seeing homes go under contract with multiple offer situations. Amazon announced they will be moving twenty five thousand workers to the Chrystal City within five years and this will inevitably have an impact. Some homeowners who may have sold this year or next may hold out to see where the market is headed.. As leases terms are renegotiated some tenants will need to move south down the VRE Line.However the immediate situation even here in Prince William County where we work, the Woodbridge, Lake Ridge and Dumfries Virginia area homes are selling. Homeowners are realizing values have risen since the downturn a decade ago and not have many choices of new homes to consider. Many of the owners we help are buying a new home. This is our niche market.

My twin sister Patty worked as a new homes representative in the past for three national builders, so she is invaluable to any home buyer who calls and asks for her assistance. When they have a home to sell, I list the home and she helps them buy their new home and we both help the clients attain their move-up or downsize goal by coordinating the entire process. It works well. Patty and I have been side by side for the past 64 years! Not may agents can make that statement.

Agents are asking "how are you getting so many listings?"

Dare I say because we use social media to reach buyers and sellers and we love what we do and we don't mind being in the "Hustle Mode!" Word of mouth, referrals and instant messages from facebook and direct messages from Instagram is how people like you contact us. It is funny when I hear people that are still saying "Happy New Year". I chuckle to myself because I personally feel like it is June! The listing activity level compared to years past is in one word BRISK!

Showings on high end ( over $600,000) listings has been sluggish but I expect that to change with the new higher loan limits of 2019. The max value an FHA or VA borrower can borrow has gone up to $725,625. So if you are relocating to the area, keep that in mind.Also plan your house hunt early.


Something else to keep in mind. The Northern Virginia and Prince William County Virginia spring break for schools is April 15th through April 19th. Traffic will be more, and anyone who has been thinking of selling or buying typically books appointments with REALTORS. Book your appointment early. Or come to the area before April to select your home of choice. The house you see online today, will not be available in a month or two. So, start making plans.
