My Longest Listing in 9 Years Closed in Davis, CA

While I knew the home in Davis might take longer than a few weeks to sell, I did not anticipate it taking almost a year. A good part of that can be blamed on the two separate sets of buyers who tried to purchase this home and then later changed their minds. Through no fault of the property.

One particular buyer received an appraisal that was $10,000 lower than our sales price, which was more than a million. When the sellers agreed to lower the price by $10,000 to match the appraisal, suddenly the buyers concluded they should squeeze for another $50K or so by attempting to renegotiate! Wha?

So, selling a home three times to get paid once can happen, of course. But, the most important thing to me in any real estate transaction is keeping my sellers happy. Which I accomplished. Any agent can slam a sale home by hammering the sellers, but that is not my approach at all.

Great job, Elizabeth. You managed to navigate difficult waters. The most amazing part is the obvious trust they have in you to not try to bail and sign with another agent. Occasionally, it takes patience to get through the educational process - with buyers and sellers. You did it.

Hi Elizabeth- I love that you don't "fire" your clients or bail on them. Not all sellers understand real estate and have to find their own way through the process.

Hello Elizabeth -- some books are short and easy-to-read(quickly) while others seem to be/are War & Peace.  A real estate transaction like a book requires a different strategy.  A novel idea.

Elizabeth, sometimes they are in that strange price range that lingers.  I had one last year a few days shy of a year, and sold for $800,000.
