Maintain the grounds. Keep the lawn mowed, trim shrubbery.
Flowers are especially inviting in the spring and summer. If you don't have the time to plant them in the ground, pick up some potted or hanging flowering plants. Place them in the front of your home.
Keep the yard clean.
It is so inportant to keep the front door clean. If it is in need of a fresh coat of paint do it before your home will begin to be shown.
Keep your windows as clean as possible.
Consider the value of a quick coat of paint.
If you decide to paint choose a light neutral shade.
If your home is in need of repair there are a few ways to approach the marketing of it.
Most licensed home inspectors offer pre sale home inspections. Some home sellers prefer to have an inspection done prior to placing thier home on the market. It is a good way to avoid surprises in regard to hidden home issues that you the seller may have not been aware of.
After speaking to a Realtor or having a pre sale home inspection done and you decide to do the repairs. Hire a professional the money you will pay them will be worth its weight in gold. It will save you a lot of aggravation. A professional will be able to give you receipts on thier company letter head that you can in turn provide to buyers, attorneys and licensed home inspectors if needed. Something uncle Joe cant provide.
Make sure your home is in tip top condition to maximize the selling price. Pay special attention to keeping the kitchen and bathrooms really clean.
A small investment in time and money to have the carpets cleaned pay big dividends in your homes living appeal.
Eliminate or minimize any stand out stains, spots, marks, on walls or ceilings to avoid a buyers initial focus on a negative point.
Display the full value of storage space and utility space by cleaning out all unwanted and or unnecessary items. Arrange closets neatly having only the essentials on hand. Cleanliness and orderliness are extreamly important. From attic to basement, from closets to garage. You will be doing it sooner or later. If you do it sooner you will be rewarded with an easier sale later.
Replace any burnt out light bulbs. Fix dripping faucets, go ahead and check under all your sinks. Look at and feel the pipes for leaks etc.
Have your heating system cleaned and serviced,
change the filter if there is one.
Do whatever it takes to eliminate unpleasant ordors. If possible pets should be taken outdoors during showings. Not only are they a distraction, but some buyers may be allergic or fearfull of animals. If the pet must be left indoors always tell the buyer when they are at the front door that there is a pet in the house. Make sure you have the pet in a crate or hold the pet while the buyer walks through the home.
The living areas should always be neat and clean. No unmade beds, no dirty dishes in the sink, or on the table, no shoes or clothing left hanging around.
Avoid distraction whenever possible. Don't have too many people present during showings. Reduce the noise level. Loud radios, televisions, cd players, screaming children and barking dogs are typical noisemakers that create an unpleasant atmosphere for a buyer on tour.
Instead play soft low background music. It is winter and you have a fireplace light it up.
Burn a softly scented clean smelling candle. Or use a light clean sceneted air refreshner
Most buyers love a light bright and open atmosphere. Arrange window treatments to maximize sunlight. Keep all lights on during evening and night showings.
Keep stairs free from any type of clutter even if it is a decoration of some kind. Please remember less is more. A buyer and his or her family will need to walk up and down steps safely.
