Helpful hints for buyers
Plan a home search based on your needs. Everyone has a wish list. Try to keep it bases on your needs.
Take all decision makers with you to view homes. In many markets competition is fierce. Buyers may not have time to visit the home a second time with their parents to get a second opinion before submitting an offer.
Learn as much as you can about the neighborhood. Where are the schools located? How close is the house to public transportation ? Proximity to shopping, banks, restaurants, libraries etc The buyer should know what comparable homes are selling for in the area. Knowledge is power.
Have a professional inspection done on the home. Make sure it includes a termite inspection. Your inspector can advise you after viewing the home if he thinks other types of tests or inspections should be conducted. There is no such thing as a flawless home. Sometimes even brand new homes have flaws. A buyer should always have a licensed Engineer inspect the the house prior to signing of the contract. A buyer should not expect the seller of a re sale home to address every cosmetic defect in the home. Major defects should be addressed.
Keep careful track of deadlines.
Make sure you sign and receive back all necessary disclosures. Your attorney and your Realtor can guide you through this process. Your lender will also require some disclosures be signed. Keep copies of everything.
Have your mortgage lined up and be pre approved before making an offer. The seller will see you as a strong able buyer with a pre approval.
Arrange to have the utility accounts opened in your name.
Always conduct a final walk through no earlier than 48 hours prior to your closing date. If you need to walk through sooner then do a second walk through the day of the closing before meeting at the closing table.
Just before the closing date your attorney will call you to let you know how to address the remainder of your down payments check . The exact amounts and the form of checks (Certified or cashier's Bank Check etc) and who to address it to. This may be just a day or two before you close.
Your attorney will advise you to bring to the closing two forms of picture ID.
