Low inventory in El Dorado Hills continue to drive our prices up. Here is a look at how the year ended for us and what was selling in El Dorado Hills in December 2018 with the high and low home sales along with sales statistics for the month. Keep in mind that numbers and statistics used here reflect MLS sales only. Very few of the new construction homes come through the MLS. As long as our total inventory remains low, I believe our home prices will continue to rise.
Highest Selling Home - The highest selling home in El Dorado Hills for December 2018 was this beautiful two story custom home on Da Vinci Dr. inside the Serrano Golf and Country Club gates by Wichert Homes. Built in 2016 on a .715 acre lot with approximatly 5195 sq. ft., 6 bedrooms, and 6 bathrooms. It had all the bells and whistles including Folsom Lake views, wide plank hardwood Oak flooring, Quartz countertops, restaurant grade appliances, a movie theater, wine cellar, outdoor kitchen , firepit, pool and spa! It sold for $1,900,000 which equates to $365.74 per square foot.
Lowest Selling Home - The lowest selling home in El Dorado Hills for December 2018 was this darling single story in The Hills of El Dorado neighborhood on Wastonia Glen Dr.. It was built in 1995 on approximately .1572 acres with 1237 square feet, 3 bedrooms, 2 bathrooms and a 2-car garage. It backs to a greenbelt and has No Mello Roos or HOA dues. It sold for $408K which equates to $329.83 per square foot (smaller homes generally sell for a higher sq ft price).

Average selling price: $822,166
Median price: $779,750
Average size: 3,398 square feet
Average Cumulative Days on Market: 50
Average List to Sale Price Ratio: 99.28%
Listings Selling at List or Over: 22 (42%)
Breaking down those 52 sales:
Under $400,000 = 0 sales
$401K - $600K = 12 sales
$601K - $750K = 11 sales
$751K - $1Million = 18 sales
$1Mil and over = 11 sales
I also looked at a few other selling factors to see if they seemed to make much of a difference:
Single Story Homes - of the 52 sales 18 were single story homes. 9 sold for list price or over (50%). Their average days on market was 28. Price per square foot = $280.45 and average list to sale price ratio was 99.03%.
Homes with Pools - of the 52 sales 30 had pools (20 were on the property, 10 were in the community). 13 sold for list price or over (43.3%) with an average 49 days on market and an average list to sale price ratio of 98.81%.
