A lock box can be a simple solution to the task of showing a home when the seller has a demanding tight schedule. It can also be very useful when the owner prefers not to be in the house when it is being shown.

Through the Staten Island Board of Realtors the listing Realtor can obtain a Supra Lock box which is made by the GE Interlogix Corp. These lock boxes support infrared
Communication. Whenever an agent wants to show a home that has a lock box installed, these are the steps they take to set up an appointment.

Any agent who belongs to the Staten Island Board of Realtors may register and use lock boxes and a Display key. They register with a special password and login code. Once they are registered they are given an electronic display key. The display key sits in a cradle and automatically updates itself every 24 hours.

When an agent shows a home that has an installed lockbox on the property, the agent enters their special access code on their display key and points it at the lock box on the property. The display key communicates to both the agent and the lock box with infrared communication, records the agents special code and the time and day, then the agent touches the box and a chamber opens and exposes your key. The agent uses your key to enter your home. Before the agent leaves your home they close all opened lights and lock the doors then return the keys back in the lock box. The keys never leave your property.

All showings for your home will be set up by appointment. No one will ring your bell or walk in without a prior appointment being set up... They will have specific showing instructions. Their agent ID will be taken and checked against the Board of Realtors records for extra security prior to setting up the appointment.
Lock boxes are only opened by a valid agent key that has been recently updated.

If a lock box is installed on your property and agents are entering you home for showings, those showings are being recorded on the lockbox device. Your listing agent can read the information over the internet. It is a very good way to keep track of the agents that have shown your home. The listing agent can also send an automatic request for feedback from the site to the agent who did the showing...

Today's newer lock boxes are smaller, lighter and more stylish then in the past. They can be installed on door knobs, railings, fences in a not so obvious place. When the Realtors call after the appointment has been set, they will be told where on the property they can find and access the lock box.
If you feel a lock box is right for you and feel comfortable with the showing process you may find it saves you more time and enables you to have more showings. It may also be a little safer than when agents are running around town showing homes with your keys in their possession. It is rare but on a busy day they can be misplaced
