Never allow anyone to step foot into your home without an appointment. When you list your home with us we will discuss what type of showing schedule will best fit your needs. If you let us know your work schedule and if you prefer not to show on a specific day we will follow your instructions. Please let us know where and when you can be called to set up showings.
When your home is listed with AT REAL ESTATE SPECIALISTS LLC every person who calls and represents themselves as an agent it screened before anyone calls you to set up an appointment.
Every agent that belongs to the Staten Island Board of Realtors has an agent ID number which can easily be checked online by Realtors. Knowing the agent is listed as a member of the SIBOR organization assures you that it is a legitimate appointment and that the agent is licensed to sell Real Estate, abides by a strict code of ethics, and follows the rules and regulations of SIBOR. If the agent does not belong to the board or any board we will ask to have their license number and check it through the Dept. of State prior to calling you to ask you if they can show your home.
Every attempt to show your home is documented.
The agent's company name, agent's first and last name, their agent ID , land line, cell phone numbers,and the day and time they are requesting to show it are all taken.
Your response remarks are also documented. If you have any specific showing instructions those instructions will be passed on the agent who will be showing your home. Even though we keep our records, you should also keep a record of your appointments. When you have three or more showings on a busy day you can easily get confused as to who is coming when. You can always call the appointment center the office, or listing agent to give you the showing details but it would be easier for you if you can just check your showing book for reference.
If you are showing after the sun is down or on a very cloudy day make sure you have all the lights turned on in the house. Your home will show so much better with the lights on.
Please keep all distractions to a minimum. No extra company visiting , crying babies, barking dogs, loud TV or music playing etc. Try not to do any cooking just before a showing unless it's baking sweets and the house does not get hot from it.
The smell of what you cooked may be wonderful to you bet different people like different things what you may think smells great may offend others. They may have been driving around all afternoon in traffic without stopping to eat. The smell of something may have them begin to not feel good and not want to stay in your home.
The only sent you should ever have is from a clean very lightly scented air refresher.
The best air is fresh air if weather permits open some windows.
The showing agent will show up at your door on time. There may be times on a busy weekend that they can be tied up in some traffic. That is one of the reasons appointments are set either 1 hr apart or 30 minutes apart. An example would be XYZ Realty would like to show your home between 2 and 3PM this Saturday. Keep in mind when agents show your home they may be also showing other homes to the same buyer that day. If for any reason the agent who is showing your home gets stuck or gets cancelled they will call our appointment center or listing agent who in turn will call you with the message. All our phone numbers are listed on the MLS listing.
If you are present for the showing when the agent and buyers arrive, greet them at the door and welcome them to your home. The agent will hand you their business card. That is very important and a must have for you.
You should almost always let the agent do the showing and or speaking in regard to your home. If your home is a very unique one and the agent has never shown it before you may want to ask the agent if she or he prefers that you walk through with them. If the agent says they can handle the showing. Please just sit quietly somewhere in the house or if weather permits step outside while the house is being shown. Do not offer any comments unless asked. If you are asked questions and are sure of the answers then just answer the questions honestly. Keep in mind that most of the information the buyer will need to know is listed on the listing sheet that the agent will bring along on the showing. Sometimes buyers feel a little awkward when sellers are present and they start speaking to the seller asking questions to try to be cordial. Most of the time, the information the buyers need is listed right on the listing. If they do need further information and you have the correct answer; you can give it to them right there. Just make sure your listing agent is aware they had requested it. If you need to do research or search your records to answer the questions they have, just tell them you will give the information to your listing agent who will pass it on to the agent who was showing the home.
If a buyer ever asks you if your are negotiable always refer them to their agent. Tell them the agent needs to speak to the listing agent in regard to the question. Never get into a conversation about negotiability. It will almost always come back to bite you.
Never offer any personal items like furniture to be sold to the buyer until after the buyer has signed a formal contract of sale to purchase your home.
After your home is shown, if your agent did not receive a call from the showing agent. Your agent will call to get some feedback on how the showing went and what the buyer thought of your home. Your agent will call you and or email you to give you some feedback as soon as it is received.
